Cindy Boyd is a 3rd generation real estate agent. She has been in the greater Houston area since 1992. Cindy services areas all over the Greater Lake Conroe area of Montgomery county. She also services areas in northwest Harris county.



Cindy's has helped a lot of sellers with probate. More than 50% of her listings have been involved with people inheriting a home and needing immediate help. She is a Certified Probate Real Estate Specialist (CPRES). Cindy knows the probate process and can help you through it. She has a great team of attorneys, contractors, title companies and estate sales specialists to help with this process.

Cindy does volunteer work with Abandoned Animal Rescue in Magnolia every Wednesday for 4-8 hours. This is where she adopted her 2 fur babies Petey and Parker. She also volunteers at Friends for Texas Wildlife on Thursdays working with all kinds of wildlife

Kayla was born in Magnolia, TX where her family has roots spreading counties wide. Though she moved and completed her school years in the beautiful Texas Hill Country, she still visited every summer. Upon graduation she returned to Montgomery County. Her local knowledge and expertise has been derived from growing up in and around Montgomery County.

Kayla's professional life has been centered around the multifamily and customer service industries, helping people find the perfect apartment home for over 8+ years. My name is Liz Franks and I partner here at Top Guns with my husband, Jason Franks. We have two sons, both graduates of Montgomery High School and currently attending Texas A&M University. I was raised in Montgomery County and graduated from Magnolia High School. I hold a business degree from The University of Texas and a master's degree in Spanish from Texas A&M University. I taught Spanish for many years in Conroe ISD and Montgomery ISD. I enjoy riding horses, playing pickle ball, hiking in the Texas Hill Country, and collecting Mid-Century Modern furniture and art.

My wife and I have been married for 46 years, and have 4 children as well as 4 grandchildren. I have always been involved in construction both in the states and on short term trips to other countries.
